Code of conduct of members

14.1 All the flats shall be used only for residential purpose. No Owner/Resident shall use any part of their Premises (flat, car park or locker room) for any commercial purpose, as shop, as guest house, as service apartments, as paying guest accommodation, as warehouse or godown etc.
14.2 No Owner of a Flat or a resident/occupant thereof shall carry on at any time either by himself or permit any person to carry on in the Flat or any part thereof, any trade, business or vocation or carry out any other activity which may cause noise or which may be offensive or dangerous or a nuisance, hindrance or annoyance to the owners, occupiers of any neighboring Flat or property; or which may tend to depreciate the value of the flats or any part thereof. Needless to state, no flat owner/resident/occupant shall use the flat or permit it to be used for any unlawful purposes.
14.3 The Members shall not put up any permanent or temporary structure in any common area, more specifically leading to the respective Flat entrance.
14.4 Members should refrain from using the common area for parking bicycles, placing any storage, shoe racks, plants, decorative or display items.
14.5 Common Area even if it exclusively an approach area for a specific flat(s), it should be accessible to all residents and should not be blocked by any one by installing gates, wall or other partitions. Those obstructions will be considered as encroachments of the public space and will be removed at the cost of owner(s) found to be in violation.
14.6 Members should maintain the common area leading to their Flat clean, without any obstruction.
14.7 No Flat owner/occupant shall alter or permit the alteration of any part of his Flat without prior intimation and clearance of the Executive Committee. The requisition letter shall be accompanied by a Certificate from an authorized/ licensed Civil/Structural Engineer that the alteration shall not in any manner affect the structural stability of the building. The Flat owner shall always ensure that such alteration/repair/modification is done after getting necessary approvals from statutory authorities and carry out them with due diligence, care and caution without in any manner damaging the main structure of the Apartment Complex or any part thereof or causing inconveniences or hardships to the other flat owners/residents/occupants.
14.8 The owner is expected to maintain his / her flat and the installations therein in good condition so that no inconvenience is caused to the neighbors. The owner shall extend full cooperation for any repair and restoration activity and shall also carry out such repair either by self or permit such repair restoration to be carried out by the affected residents which includes neighbors or those living in lower or higher floors or by the association. The spirit of cooperative and community living shall be followed by all members.
14.9 It shall be the exclusive responsibility of the members to maintain in good condition of their own flats. All costs pertaining to such maintenance and/ repair within such flat shall be borne in full by the Members themselves. However, if as a result of some defect or defects in any one or more flats, members so affected shall immediately notify the Association, which shall investigate the cause with the assistance of qualified professionals. The decision of the Executive Committee in matters of sharing/recovering the cost of rectification /repair such defects by the members and to what extent shall be final;
14.10 The members shall inform the association of any possible change of ownership due to any reason.
14.11 All Flat owners and residents / occupants shall at any given time always ensure compliance of these Bye-Laws by each resident/occupant of the Flat and shall be responsible for their adherence by the guests visiting them. It is also their responsibility to ensure and maintain prestige, cleanliness, beauty, and sanitary requirements of the flats and the common areas.
14.12 When improvements are considered necessary by the Executive Committee the same shall be carried over inside the individual flats for the proper maintenance of the common service lines, it shall be incumbent on the individual members to implement such suggestions;
14.13 When a liability is common in respect of common properties, rights, interests, benefits and privileges of the members, it shall be shared equally by all the members.
14.14 It shall be the duty of every Member/Authorized Proxy to attend the General Body Meeting whether ordinary or Extra-ordinary and participate (only owners are allowed to participate and proxies only for voting) in the proceedings.
14.15 Failure on the part of a Member to participate in three consecutive meetings shall attract a fine as per the schedule of Fees, Fines and Charges as decided by the General Body;
14.16 The owners / residents are strictly prohibited from having any pet animals in the apartment complex.
14.17 All members should cooperate fully in ensuring the safety and security of residents in the building. They should ensure that all visitors other than relatives and friends so declared by the respective members /residents in writing to the association are identified and make entry of their identities at the point of entrance. They should abide by regulations decided by the association from time to time for ensuring safety of residents.
14.18 All members and tenants should ensure that all safety norms stipulated and required to be followed by the residents and their guests are followed. The association has no liability for any unfortunate mishaps inside the premises. The residents should ensure that their guests also follow the safety and other rules.
14.19 All owners should maintain / help maintain cleanliness of all common areas and any act contrary to this found committed by any of the resident / tenant, the person committing it will have to pay fine as may be decided by the board of members.
14.20 The common areas should not be made store-yard for dumping materials and or any other material. The passages should be kept free of obstruction to facilitate free movement. The Residents are strictly prohibited from disposing garbage or any other waste material through the windows of flats including those in bathrooms. Also, the owners shall ensure that they park the vehicles in their allotted space only and nowhere else.
14.21 Water and electricity in common areas must be used economically by the residents.
14.22 Every member shall use the lifts in such a manner as not to damage them in any way. Other than common luggage like suitcases, no package, box, crate or any other heavy article shall be permitted, except with the permission of the committee and payment of usage charges as prescribed by association both at the time of moving in and moving out of the flats. Every member shall use the indoor play area, community, party hall, swimming pool, gymnasium/fitness center and other common facilities in such a manner that the fixtures / equipment are not damaged. After the party hall has been used for a private function, the member is responsible for cleaning and ensuring that all fixtures are intact. The members should take responsibility to switch of fans, lights and air conditioners and other electrical equipment used inside the party hall. The members should take responsibility for the safety of their tenants /guests using the common facilities including the Gymnasium & Swimming pool.
14.23 Every member shall fully, and without delay, reimburse the Society for any expenditure in repairing or replacing any damages to the Building including the Common Areas and facilities caused through his / her fault.
14.24 Every member shall permit the office bearers of the Society or any person authorized by them to enter the Apartment for the purpose of performing installations, alterations, or repairs to the mechanical or electrical services, provided that the requests for entry are made in advance, and that such entry is at a time convenient to the Member. In case of an emergency such right of entry should be permitted as per the need of the hour.
14.25 Lorries / trucks for loading / unloading items and during house shifting will be permitted inside the society/apartment gate only between 7 am and 7 pm or as permitted by the association with prior approval.
14.26 Members should refrain from using the watchman or other servants of the society for personal work or errands. Members should refrain from acting in anyway by scolding or shouting at the workers employed by the association even when is seen erring but are advised to complain to the association.
14.27 Every Member / Resident is advised to insure his premises and house-hold goods and valuables against theft, flood, earthquake, fire, etc., No explosives or dangerous or any objectionable materials shall be stored in the flats.
14.28 No alienation of sale or mortgage or any other charge created on his flat by any member shall be given effect to in the Association’s records unless all his outstanding dues to the Association are cleared in full.
14.29 Under the Bye-Laws, the Executive Committee shall frame rules and regulations as required from time to time and propose it to General Body for approval.
14.30 Members and residents are requested to treat the office bearers of the society with respect. The office bearers have undertaken the responsibilities with the sincere view to serve the members and residents’ interest to the best of their abilities and are not be treated as members’ servants.
14.31 Parking of cars inside the complex are permitted for the residents of the complex in their allotted place only.
14.32 Flat owners should ensure their flats are not used to conduct music classes, tuitions, bajans, poojas or any purpose for which large number of people or children assemble regularly and disturb the peace of the neighbors. Occasional get -together are allowed.
14.33 No Owner/Resident shall put up any hoarding, advertisement, notice, or poster of any kind, in or on the Building, except as authorized by the Association.
14.34 Greensville is no Smoking zone. Smoking in any common space of Greensville, including the balcony of their own flat is prohibited.
14.35 Spitting in the Corridors / Common Areas / Elevators etc. is strictly prohibited.
14.36 In the event of any unforeseen health condition results in vommitting / bleeding due to injuries by the owner or his guests , it is the duty of the owner to get it cleaned and restore to the normal condition.
14.37 Owners shall be liable for the payment of all taxes including property taxes, water taxes or any other taxes to be levied from time to time by the state/central government or local bodies from time to time in respect of the Residential Flat.
14.38 No person shall be allowed to stay / sleep in the common areas or in the vehicles during night times except under special circumstances for which Executive Committee’s permission will be necessary.
14.39 Firing of crackers or any other articles of fire works inside the flats, in common corridors, staircases, Elevators etc., are strictly prohibited. Special arrangements to fire crackers during Deepavali / special occasion will be made and all residents and their wards are requested to follow strictly the instructions issued by the Executive Committee, every year in this regard.
14.40 The maximum speed limit for vehicles inside the premises shall be 10 kilometers per hour. Speeding and overtaking of vehicles is strictly prohibited. No horns shall be blown inside the premises. Management may impose the penalties for such violations.
14.41 In the event of seepage occurring in one unit/Flat and affecting another unit/ flat(s), the affected party should put in notice to the other owner. Cost of repair and restoration will be borne by the owner of the unit/Flat from which the seepage originates and the affected flat owner equally. Such repairs will be completed at the earliest and shall not exceed 30 days. Seepage originating in common areas and is not originating from any flat will be the responsibility of the Association and it should be fixed within 30 days.
14.42 The terrace/ roof top of the block is out of bounds for all residents including children. Access is permitted only to technical staff of the Association for maintenance related works. Installation of any equipment or storage of any items of the owners are prohibited. These items can be removed and discarded by the association without any notice to Owners.
14.43 The Members/ Residents will have the priority over the friends and relatives of the Members/ Residents in using the above amenities. All Members/ Residents Members and their representatives abide by the rules when using the above amenities.
14.44 The Members/ Residents will inform the Secretary of the Association about any change in the contact details using Form-J immediately.

RENTALS AND LEASE OF APARTMENTS
15.1 Owner of the flat shall not leave the flat for rental or lease to paying guest type accommodation, guest houses, hotels, daily rentals or rentals based on bed counts etc. The rental or lease agreement thus entered by the owner with tenant specifically will exclude sub-leasing or sub-letting activities by the tenant or lessee. President/ Secretary has powers to vacate such tenants and impose fine on the owner of the flat.
15.2 Rental or Lease agreement entered into by Owner with a tenant should explicitly state the name of the tenants who are allowed to live in that apartment and no one else is allowed to be a tenant or resident of that flat. The list of residents or tenants should be given to the association by the owner. The association reserve the right to inspect, verify the identity of the persons living in a flat and if required take suitable actions.
15.3 The Members shall declare the list of persons with proof of identity, residing at their flat, to the Secretary /Joint secretary for the record of the Association.
15.4 It is the duty of the owner to share the bye-laws of the association with tenants. The tenant and his dependents are required to abide by the Bye Laws and Rules of the Association. Members are to ensure that the tenants are carefully vetted and submit Form-G as per Annexure to these bye-laws duly filled in to the Association and concurrence shall be obtained from them in writing prior to entering in to rental agreement with prospective tenant. The Association reserves the right to approve / disapprove where the Rental agreement is contrary to Association bye laws, Association Bye-laws prevails over the Rental agreement.
15.5 The Owner Members shall declare the list of tenants residing in their apartments with proof of identity to the Association. Owners shall give a copy of the tenancy agreement to Association. Further, police verification of tenants have to be completed by the Owners. The Owner Member will submit Form-I filled up by the Tenant to the Association.
15.6 Subsequently when the tenant vacates, Form-H as per Annexure has to be submitted by the Owner Member to the association.
15.7 The number of residents in a rental flat is limited two adults per bedroom. Children below age of 18 are exempted. Guests are exempted. This limitation is not applicable to owned flats, but only to rental flats.
15.8 Guests of Owned flats and Rentals flats, staying for more than 60 days continuously, have to register themselves with association for security reasons.
15.9 No Member/ Resident shall rent or lease Parking space or Locker room allotted to him in Greensville complex to a person not residing in the complex.
15.10 The Executive Committee has right to send a team of people to carry out inspection of any apartments and locker room any time for security reasons.
